CLOUSTON works closely with clients to explore concept ideas, options and the intended character and function of the site, all with a view to budgetary objectives.

From here, we present our clients with an agreed colour-rendered sketch plan that forms the basis for further detailed work and can be used for Development Application submissions.

Design Development/Documentation

Finessing the details

Beginning from an established sketch or concept plan, this is the stage where the character and construction of a design is determined in every detail, from topsoil chemical requirements to cutting specifications for paving.

Statutory requirements of Council Conditions of Consent, Australian Standard and Building Code of Australia requirements and service authority approvals are appraised and resolved as required.

Core elements of these services include: 

  • Client meetings to present and agree on developed designs and budgets
  • Appointment and coordination of specialist sub-consultants
  • Resolution of planting plan layouts and species lists
  • Resolution of all hard construction elements
  • Building Application drawings and submissions
  • Presentation drawings, sections and perspectives
  • Working models or presentation models
  • Contract documentation including technical specifications, construction drawings and details
  • Opinions of probable cost and pre-tender assessment of construction costs.

The value of a project often reflects the level of its contract administration. CLOUSTON knows the importance of tendering and contract administration and regularly provides these services to our government and private clients.

Some of our projects include contract administration for the $6 million redevelopment of Hyde Park North, the $1 million redevelopment of Fig Lane Park in Ultimo, contract advice for the High Court and National Gallery stage one improvements, $1.2 million Powell’s Creek Bridge and $1.5 million Dollar Car Park 5 at Bicentennial Park, and quality inspections for the $35 million Ponds development at Blacktown.
